Starlight U.S. Multi-Family (No. 5) Core Fund

Starlight U.S. Multi-Family (No. 5) Core Fund was established in October 2016 to acquire a portfolio of stabilized, Class “A” multi-family real estate properties in the southeastern United States constructed in 2008 or newer. It is a closed-end, TSX Venture Exchange listed entity (TSXV: STUS.A / STUS.U), sponsored and asset-managed by Starlight Investments.

The Fund has a 3-year investment horizon, with two 1-year extensions available.

STABLE MONTHLY CASH DISTRIBUTIONS

The primary objective of the Fund is to generate stable monthly cash distributions for its unitholders and to enhance the value of its assets through active management prior to disposition. The Fund offers an annual, pre-tax distribution target yield of 6.5% across all unit classes, and targets a minimum 12% pre-tax, investor internal rate of return across all unit classes upon disposition of the properties. Canadian dollar distributions are hedged.

The Fund’s limited partnership tax factors (T5013 and RL15) relating to each fiscal year are available on the CDS Innovations Inc. website.
