Established in April 2013, the mandate of our Starlight U.S. Multi-Family Core Fund Portfolio is the acquisition, ownership and management of recently constructed, Class “A” multi-family income producing rental properties in the southeastern and southwestern United States.
Starlight U.S Multi-Family believes that there is significant opportunity to capitalize on historically low home ownership levels in the United States which, when coupled with increasing migration and job growth in our target markets, will result in strong rental growth.

We Invest in Markets Exhibiting Strong Fundamentals
Starlight U.S. Multi-Family targets opportunities fitting our strict criteria including that properties must be located in markets with comfortable climates, a high quality of life, a robust and diverse economy, expanding employment opportunities and large and expanding population centres. In addition, we choose to invest in jurisdictions that have tenancy legislation favorable to landlords, and assets that would benefit from our proven active management strategy.
Our Active Management Strategy Drives Growth In Net Operating Income and Asset Value
Active Management is the key to turning a good asset into a great investment. The cornerstone of our active asset management program is a rigorous program of cost management and reduction, coupled with the utilization of advanced yield management software that optimizes rental rates and leasing opportunities with new and renewing tenants.
In addition, Starlight U.S. Multi-Family identifies and monetizes ancillary income opportunities that include door-to-door trash pick-up service, private yards and cable television contracts. We work to strengthen tenant relationships and increase tenant retention through customer service initiatives and new service offerings.
A Proven Strategy of Value Realization
We expect to achieve asset value increases on disposition through a combination of net operating income growth and capitalization rate compression, as well as achieving a pricing premium on an aggregated portfolio.
